I was thinking the same thing... my guess is that when the tree fell on his roof, and the inside of the house was exposed all winter, that the pipe still had water in it and froze... I'm assuming that with all of the water damage from the tree falling, that this broken pipe was not discovered...

The vast majority of your expense, for the kitchen is in the countertops. It's actually easier sometimes to rip everything out and install new stuff.
