Thanks man! It is a HUGE relief. It's been a long ride, me and Julie were trying to do the right thing all along for the other buyer; sometimes best intentions just don't work out.

I was afraid of losing out more money by using a realtor this time, we left ourselves $5K buffer for negotiations but they didn't even negotiate the price. I'm floored, honestly. We may still need to adjust the price some if the house doesn't appraise for asking (does it matter on a cash sale?) but I have an appraisal for $3K less than asking so that would be worst case I think.

The market truly is nuts right now. Crazy.

If they're paying cash it shouldn't matter other than the buyer might not want to pay more than it's worth. You could probably get away with no closing costs honestly.

How long is that cash offer good for? You may want to show it until the end of his offer.
Think he could get an "over asking" offer?

The offer is already at the top of what I think it would appraise for. A bidding war could go over that but the issue is if they need financed, the house would have to appraise for the accepted offer. I have 3 days to accept...this one being cash, the buyer doesn't need financing, and I found out he also doesn't need an appraisal to seal the deal. I am coming out roughly $4400 to the good compared to the old deal, so I'll have to throw in a family bag of Skittles or something for @mark23

Me too, but be weary, I was reading the reviews, looks like its not Czech but Bulgarian and folks have been experiencing hang fires. Not a deal breaker for me if the majority are good to go but its worth noting, especially when you got to shoot it. Wouldn't want one going off after you set the gun down

Got 2 offers today. One is a full price cash offer so it doesn't even need financed, we pay $750 toward closing. Closing date will be before the end of the year. We are going to take it. If this goes through, I guess I'll be mailing @mark23 some gummy bears from Buc-ee's!
