Rates are low right now

true but prices are still high. trade offs i guess.

personally i recommend buying a place that needs some work so you can get into it cheaper and then do it yourself while you learn some new skills lol. i went that way and could pay my house off tomorrow if i really wanted to and am only 32

Check out "itsjusta6" on YouTube. He's got a ton of old videos from when he first got his first s550. He's got two now(plus a ton of other cool cars/trucks and motorcycles), a drag setup s550 GT, and a '17 GT 350 with a sick twin turbo setup. That was one of the first things he did to his original s550. Oh, and all of his cars are manuals. His drag setup GT is a 9 second stick car with him driving, and more likely an 8 second car with a better driver. If it were an auto it'd be a 7 second car easily.

Have you seen this one by chance?

Or am I a dumbass who have no clue what a low rate is?
Rates are low. But unless a miracle happens, they're going to stay low or go lower & the longer the shutdown goes on, the more houses will be forced on the market. It's harsh. But being a buyer with cash down in a major recession is going to get you a better deal/nicer house.

So you think I should wait it out a little longer?

Personally, I would. I think the risks are pretty low if you do. I don't see the fed raising rates anytime soon with unemployment so high. And no politician is going to call for higher rates in this economy close to an election. And unfortunately, enough damage has been done to the economy that some businesses (&the jobs that go with them will not be coming back).

I could be wrong & actually hope I am, but I don't see rates or house prices going up. Staying about the same as now at best. Also, even large companies will start closing some offices & consolidating locations if politicians keep the lockdown going. That will mean relocation for some.

Remember though, this is just my
