You pay one of those shitty warranty companies for that. Then they rip off the new homeowner by “repairing” stuff instead of replacing it.

Found out about that. We had already told her "No Warranty" by the time I had looked into it, and she accepted.
The inspector recommended that the bathroom vents be extended to vent out the exterior, I'm assuming to the soffit would be sufficient. But the attic access is on one side of the house, and the 2nd bathroom is clear across on the other side. It would be a nightmare to have someone cross the attic just to extend the vent, I told her I would credit the cost off the price of the house or pay her cash directly and she can hire someone to do that after the sale. I'm not risking someone misstepping through my ceiling for a damn bathroom vent "recommendation." We will see what she says.
