I was thinking the same thing... my guess is that when the tree fell on his roof, and the inside of the house was exposed all winter, that the pipe still had water in it and froze... I'm assuming that with all of the water damage from the tree falling, that this broken pipe was not discovered. And the 1st time since the water was used after the "repairs" on the house was completed, that pipe/fixture was not tested..
Until @Jake tried to take a shower.
Just my 2 cents.
